House Upgrades that will Pay Off

r11There are several ways to upgrade your home–upgrades that will pay off when it comes time to sell. Most upgrades are inexpensive and only require time, effort and planning.

Painting Works Wonders

First, painting is an upgrade that gives great results; however, most painting projects by professionals cost between $3,800 to $7,000 for an average home—a home that is around 2,500 feet. Exterior paint jobs cost at least $5,000 or more. Should you do the painting yourself, the expense will be less but will take more time and a great deal of effort and planning. When painting the inside of a home, use neutral tones with contrasting borders and when painting the exterior of a home, use colors that get a buyer’s attention such as yellow or light blue, with contrasting window pane or shutter colors– of white or cream. You want the colors to stand out but also blend with touch up details around doors and window frames.

Siding and Building a Deck: Adds Style

Another upgrade that pays off is by putting on siding. For a quality siding job, expect to ay at least $14,000. Studies have been conducted that show when siding is applied to a home, the owner often gets about 88 percent back from the original investment of the siding. Siding gives good protection from rotting, fire and termites. Building a deck is still another upgrade that pays off. A deck not only offers a great area for relaxing and having barbeques but also adds another area to the home where family and friends can gather and have a good time. Many also like how a deck blends in well with the rest of the home. If this is an option you are considering, expect to pay over $10,000.

Another update that pays off is updating the kitchen. Stainless steel appliances and granite counters grab the attention of most home buyers because they know that it is something they won’t have to do, if they buy the home.
